The state government has this week announced relaxed regulations, allowing the construction of granny flats up to 70 square metres without the need for lengthy council approval. Setback requirements must be met, but the minimum lot size for these ancillary dwellings has been scrapped.

Previously, the approval process could take months, depending on the council. However, under the new rules effective from April 2024, planning approval won’t be necessary, making granny flats a more accessible housing solution. While a building permit from the council is still required for safety, this now takes a maximum of 10 business days.

The move is expected to invigorate the granny flat market, already in high demand due to the housing crisis. Planning Minister John Carey emphasized the government’s commitment to addressing the shortage by eliminating unnecessary red tape. The reform allows any property, regardless of size, to be considered for a granny flat, providing a flexible and affordable housing option.
